What NW HOA Portal Is

NWHOAPORTAL LLC ("NW HOA Portal," "we," "us") is a technology company registered in Washington State. We build and host community websites for homeowners associations and provide educational resources about the Washington Uniform Common Interest Ownership Act (WUCIOA, RCW 64.90).

NW HOA Portal is not a law firm and does not provide legal advice. We are not licensed to practice law in Washington or any other jurisdiction. Nothing we provide — including our websites, readiness assessments, checklists, educational materials, blog posts, or verbal guidance — constitutes legal advice, a legal opinion, or a legal compliance certification.

Our Readiness Assessments

Our WUCIOA readiness assessments — whether self-service or guided — are educational and informational tools. They are designed to help your board identify areas that may need attention by mapping general WUCIOA requirements to yes/no questions. The board provides the answers based on its own knowledge of current practices and documents.

We provide the framework and explain what each section of the statute generally requires. We do not fill in the gap analysis for you, and we do not tell your board whether specific provisions of your governing documents comply or conflict with the law. That is legal analysis, and it requires a licensed attorney.

If our assessment surfaces areas of concern, we will recommend that your board consult with a qualified Washington community association attorney. We are happy to provide referrals.

Attorney Referrals

NW HOA Portal maintains referral relationships with licensed Washington community association attorneys. When we refer your board to an attorney, we do so as a courtesy. We do not receive referral fees, and we make no representations about the quality, cost, or outcome of any attorney's services. Your relationship with any referred attorney is independent of your relationship with NW HOA Portal.

No Guarantees

We make no guarantees or warranties regarding the accuracy, completeness, or current applicability of any information we provide. WUCIOA is a complex and evolving statute. Legislative amendments, judicial interpretations, and administrative rulings may affect how the law applies to your specific community. Our materials reflect our general understanding as of the date published and may not reflect subsequent changes.

Use of our website, services, or educational materials does not create an attorney-client relationship, a fiduciary relationship, or any professional-client relationship beyond the technology services described in your service agreement.

Your Responsibility

Your HOA board is responsible for ensuring compliance with all applicable laws, including WUCIOA. Board members should consult with a licensed attorney before making decisions about governing document amendments, compliance strategies, enforcement actions, or any matter requiring the interpretation or application of law to your community's specific circumstances.

When using our document library and community website features, your board is responsible for ensuring that documents uploaded to the site are appropriately redacted as required by RCW 64.90.495(3) and other applicable law. NW HOA Portal hosts documents provided by your board — we do not review them for legal compliance or privacy redactions.

Limitation of Liability

To the maximum extent permitted by law, NW HOA Portal's total liability for any claims arising from our services is limited to the total fees paid by your association in the 12 months preceding the claim. We are not liable for any indirect, incidental, consequential, or punitive damages, including but not limited to damages arising from reliance on our educational materials or readiness assessments.

Governing Law

These terms are governed by the laws of the State of Washington. Any disputes arising from our services will be resolved in the courts of the county where the client HOA's principal office is located, or Kitsap County, Washington if no principal office is designated.

Changes to These Terms

We may update these terms from time to time. Changes will be posted on this page with an updated date. Continued use of our services after changes constitutes acceptance of the revised terms.
